What Is the Pag-IBIG Housing Loan?

Requirements
To qualify for a Pag-IBIG Housing Loan, you must meet these criteria:
- Active Pag-IBIG member with an active membership status
- At least 24 monthly savings contributions (does not need to be consecutive)
- Not over 65 years old at the time of loan application (and not over 70 at loan maturity)
- No outstanding Pag-IBIG housing loan — first-time or fully-paid previous housing loan only
- Financially capable of paying the monthly amortization (based on income assessment)
- Property must be in the Philippines and titled in the borrower's name
- Must not have had a Pag-IBIG housing loan foreclosed within the last 5 years
Interest Rates
Pag-IBIG Housing Loan interest rates are based on the loan amount and are fixed for a certain period. Here is the rate schedule:
- Socialized housing (up to ₱580K): 6.5% per annum, fixed for the entire loan term
- ₱580,001 – ₱750,000: 7.0% per annum, fixed for the first year
- ₱750,001 – ₱1,250,000: 8.0% per annum, fixed for 3 years
- ₱1,250,001 – ₱4,000,000: 9.5% per annum, fixed for 3 years
- ₱4,000,001 – ₱6,000,000: 10.5% per annum, fixed for 3 years
- ₱6,000,001 – ₱10,000,000: 11.0% per annum, fixed for 3 years
After the fixed period, rates are repriced every 3 years based on the prevailing Pag-IBIG rate schedule.
Maximum Loanable Amount
The maximum amount you can borrow depends on several factors:
- Appraised value of the property: Pag-IBIG lends up to 90–100% of the appraised value (depending on the housing type)
- Your capacity to pay: Monthly amortization generally should not exceed 30–35% of your gross monthly income
- Loan ceiling: Up to ₱6 million for regular housing; up to ₱10 million under the Affordable Housing Program
How to Apply
- Find a property — choose a Pag-IBIG accredited property or a titled lot/house
- Visit the Pag-IBIG branch or go to the developer's office for accredited subdivisions
- Submit the Housing Loan Application (HLA) form with all required documents
- Pag-IBIG appraises the property and evaluates your income capacity
- Pay the required down payment (if applicable) and processing fees
- Receive your Letter of Guaranty (LOG) once your application is approved
- Sign the loan and mortgage documents at the Pag-IBIG branch
- Loan is released to the seller or developer upon completion of documentation
